Interviewing an Agent

Before you can select your Real Estate Agent, you must determine what type of agent will best suit your needs.

 

A Seller's Agent will represent your best interests when selling your home.

A Buyer's Agent will represent your best interests when you are purchasing a home.

A Transaction Agent does not represent any party to the sale but is expected to treat all parties fairly.

Brokers and REALTORS® are not the same. All REALTORS® in Colorado are Brokers. REALTORS® are members of a national association and commit to stringent ethical and professional practices.

If you need a Seller's Agent, review these considerations:

  1. Will your home be marketed in the MLS (or similar local computer database), the most effective selling tool available.
  2. Does the Broker/REALTOR® have a detailed marketing plan? It should include:

    An in-depth market study
    Advertising strategy
    MLS and Internet exposure On-site selling aids, i.e.: yard sign, full color brochures
    Special feature cards, financing sheets, disclosures, Neighborhood information, etc…

    Commissions are always negotiable. Does a lower commission mean reduced marketing and service?
  3. Does the Broker/REALTOR® have adequate knowledge to represent you? Does the Agent specialize in an area of real estate different from your needs? Many Agents pursue higher levels of education through out their careers. There are many professional designations that can be achieved through continuing education.
  4. Does the Broker/REALTOR® have financing knowledge and resources?
  5. Will the Broker/REALTOR® handle all aspects of the transaction or will they delegate some tasks to an assistant? Some Sellers have reported having contact with their agent only twice - once to get the listing and secondly, to get their paycheck. Is that the type of agent you want to represent you?
  6. Does the Broker/REALTOR® show genuine concern for your interests? Does he/she listen to your desires and respond accordingly?

If you are looking for a Buyer's Agent, consider the following:

  1. #S 3, 4, 5, & 6 above!
  2. Is the Broker/REALTOR® available when needed? Properties in a hot market come and go quickly, sometimes marketing time is less than 2 hours! Will the agent look for new properties consistently and frequently, many times a day if needed? Will the Agent be able to respond when seeing a home is urgent? How many Buyers are they currently representing?
  3. Does the Broker/REALTOR® have the technology to locate and target the right properties or will you be looking at properties that don't fit your criteria? Narrowing the field through high-tech programs and digital pictures as well as a knowledgeable Agent will save much time and frustration.
  4. Does the Broker/REALTOR® have a good reputation in their business? While this may be difficult for you to assess, ask what percentage of their business comes from referrals.

If you want a transaction Broker for either selling or buying, the same conditions apply.
