10 Things You Must Know Before Buying A Home!

  1. Lenders are regulated in Colorado! Use a lender that is known to be ethical. Referrals from friends, family or your REALTOR® are recommended!

  2. Know your buying power! Talk with your lender before shopping for homes - they will pre-qualify you and save you time and even disappointment.

  3. Inspectors are not licensed in the state of Colorado. Look for an inspector that belongs to ASHI or another reputable inspector association.

  4. Many areas have HOA fees; some areas have several association fees. This will affect your payment and may reduce the dollar amount for which you qualify if you are obtaining financing.

  5. Insurance companies may reserve the right to cancel your policy within a certain time period after issuing the binder. Know exactly what is in the fine print of your policy! Obtain your pre-approval for insurance as you would a mortgage loan!

  6. There are termites in Colorado! Be extra cautious when purchasing near water. You may want to have a termite inspection regardless of the property location!

  7. The seller makes no warranties through the Seller's Property Disclosure!

  8. If you do not meet the contractual loan conditions deadline and you do not request and obtain approval of an extension from the seller in writing, your earnest money is at risk!

  9. You must trust the real estate agent with which you are working - if they are your Buyer's Agent, know they are looking out for your best interests!
